About the role
We are seeking an experienced and driven Operations Manager to lead the operational delivery of our commercial and residential property maintenance, mechanical and electrical services, and minor building works.
As the operational lead and primary point of contact for clients, you will ensure excellence in service delivery, drive business growth, and embed a culture of continuous improvement and safety across all operations.
This is a pivotal leadership role with responsibility for ensuring that all hard services are delivered safely, efficiently, and to the highest standards, while meeting financial targets and fostering long-term client relationships.
Key Responsibilities
- Lead and oversee the delivery of hard FM services, ensuring compliance with statutory and client requirements.
- Drive operational excellence across all service areas, maintaining safety, quality, and performance standards.
- Provide strong leadership, motivating teams to achieve individual and business objectives.
- Manage budgets and P&L for Hard Services, ensuring financial performance and effective resource utilisation.
- Build and maintain excellent relationships with clients, identifying and securing new opportunities for growth.
- Ensure robust management systems, controls, and reporting frameworks are in place for effective decision-making.
- Oversee the procurement and management of subcontractors and suppliers.
- Act as Principal Duty Holder, maintaining compliance and relevant accreditation's (e.g. NICEIC, Gas Safe, Oftec).
- Support the rollout and utilisation of Field Service Management technology to enhance efficiency and reporting.
- Work collaboratively with Cornwall Council and other stakeholders to secure ongoing business and project pipelines.

About You
You will be a confident and proactive leader with a passion for operational excellence and a proven track record in facilities management and hard services. You thrive in a fast-paced environment, lead by example, and are committed to developing high-performing teams.
Essential qualifications and experience:
- Proven senior leadership experience in Hard FM or a related discipline.
- Strong understanding of property maintenance, M&E services, and building fabric works.
- Demonstrable commercial and contractual acumen with budget responsibility over £2M+.
- Degree-level qualification (or equivalent experience) in a relevant discipline.
- Excellent working knowledge of FM-related legislation, procurement, and compliance.
- IOSH Managing Safely or SMSTS (minimum).
- Full, valid UK driving licence.

Salary: £50,000 - £55,000
Working Hours: 37 hours
Contract Type: Permanent
Base: Western Group Centre, Radnor Road, Scorrier, Redruth, Cornwall, TR16 5EH
